Buying a Florida Home Before 2027: Homestead, Save Our Homes and Portability — South Florida real estate
Todd's Answer

The direct answer

A seller's current property-tax bill is not a reliable forecast of what a new buyer will pay. A transfer can reset assessed value under Florida rules, while eligible owners may later receive homestead benefits and, when moving within Florida, may be able to transfer part of an existing Save Our Homes assessment difference through portability.

Verify eligibility, deadlines and estimated taxes with the county property appraiser and a qualified tax adviser. This article is general information, not tax or legal advice.

Homestead and Save Our Homes are related but different

Florida's homestead exemption can reduce taxable value for an eligible permanent residence. Save Our Homes limits annual increases in assessed value for a homesteaded property, subject to constitutional and statutory rules. The benefit develops during ownership; it does not preserve the seller's assessment for the buyer.

Portability may matter when moving within Florida

An eligible Florida homeowner who establishes a new homestead may be able to transfer, or port, part of the assessment difference from the prior homestead. Timing, ownership, abandonment of the prior homestead and application requirements matter, so buyers should start with the relevant county property appraiser before closing or changing residence.

Build the estimate from the new ownership

Use the expected purchase price and county estimator as a starting point, then account for jurisdiction, exemptions and any verified portability. Ask whether non-ad valorem assessments appear separately and avoid presenting an estimator result as a guaranteed future bill.

  • Confirm the property's taxing authorities and current assessed value
  • Use the county's new-owner tax estimator
  • Discuss homestead eligibility and application timing
  • Document prior Florida homestead information when portability may apply
  • Consult a tax adviser for ownership-entity, residency or estate-planning questions

Questions Clients Ask

Frequently asked questions

Will I pay the same property taxes as the seller?

Usually not. A transfer can change assessed value, and the buyer's exemptions, ownership and portability may differ.

What is Save Our Homes portability?

It is the potential transfer of some assessment difference from a prior Florida homestead to a new eligible Florida homestead, subject to current rules and deadlines.

Where should I verify eligibility?

Use the property appraiser for the county where the new home is located and consult a qualified Florida tax or legal professional when needed.
